Charlemont Property Transfers Show Narrow Price Band With Limited Disclosure in June

CHARLEMONT -- Nine property transfers recorded in Charlemont between June 6 and July 5, 2026, reflect a range of residential and condominium activity, though prices were disclosed in only two of the nine transactions.

Of those nine transfers, only two carried disclosed sale prices, limiting the statistical picture considerably. Among the two priced sales, the range ran from $200,000 to $325,000, with a median of $262,500. The seven remaining transfers were recorded without consideration amounts and are reported as price not disclosed; they are included in the total count but excluded from price calculations.

  • The month's highest-priced disclosed transaction was the sale of Unit E3 at the Deerfield River Club Condominium, 60 South River Rd., which sold for $325,000 on June 22. Seller James Roy Schaefer conveyed the unit to buyer Pedro Vieira. The second disclosed sale was 89 Warfield Rd., which transferred for $200,000 on June 25; seller Barry Purinton conveyed the property to Traders Trust Co. and T Bank.
