Only one of nine recent Charlemont sales discloses a price
Franklin County Registry of Deeds records show nine Charlemont property transfers between July 24 and August 22, but only one discloses a sale price: $62,500, for a transaction that closed August 21 between seller Virtual Land Club LLC and buyer Gary Kochapski. The remaining eight transfers, spread across eight different roads with no street-level clustering, carry no listed consideration amount. Four of the nine deeds involve trusts or family entities, including two Bimbo family transfers on August 6 and a Keane family transfer on August 3. With price data available for only one of nine sales, the overall market level and tone for the period cannot be determined from this dataset.
